These are just a sampling of what the Academy School District can offer the Black Forest residents. According to, Pine Creek High School was given an exceptional 8/10 rating, Academy Online School, Challenger Middle School, and The Classical Academy Charter School were all given 7/10 ratings, Edith Wolford Elementary School was rated 6/10, and Aspen Valley High School was rated 4/10. The 385-acre park is filled with ponderosa pine trees, amazing views of Pikes Peak and the Front Range. Black Forest sits at about 7,000 feet, which generally creates a higher than average snowfall than most Colorado Springs.īlack Forest offers plenty to do, including Black Forest Regional Park, which provides visitors with BBQ grills, hiking and biking trails, pavilions and picnic tables, a playground, tennis courts, and soccer fields. The weather in Black Forest is slightly cooler and receives slightly more accumulation than other Colorado Springs areas due to the elevation difference. The average commute into Downtown Colorado Springs is about a 30 to 45-minute drive. Black Forest is attractive to residents because of the rural, private feel, yet conveniently close to the city for more amenities. This area was appropriately named Black Forest due to the heavily forested Ponderosa Pines, and when viewed from the summit of Pikes Peak, this area appears to be a vast black mass. The Black Forest area consists of approximately 200,000 acres of rolling, forested hills. I have also found fox and raccoon tracks around my chicken coop.Black Forest is an unincorporated neighborhood in El Paso County, approximately twenty miles from downtown Colorado Springs. They are more common then squirrels here. There is a small herd of deer that live under my front porch in the summer and we regularly get reports of a mountain lion, bobcats, and coyotes from our neighbors. If you are looking for acreage to have livestock or grow things, keep in mind we have a ton of wildlife. But I have heard that the D20 schools are highly rated. If you are looking for a treed property, expect a lot of fire mitigation and work.Ĭan't speak about the schools because we don't have kids. Most insurance companies wouldn't even consider insuring us and the company that did is costing us over twice as much as we were paying in the city. I also didn't like that a lot of homes out in Peyton are mobile homes.įire danger is a huge concern here. You can get more land for your money out there. If you don't care about being in the forest, check out Peyton instead. The houses around us are selling for twice as much as we paid this summer. We moved here in July and got a stinking good deal because our house was one that didn't burn in 2013 so we are surrounded by beautiful brand new houses and our 50yo house needed some work. ![]() I have found my neighbors to be nicer than the ones we had in the city (East Springs). Tend to be more conservative, but that's most of the Springs for ya. People are nice, and mostly just keep to themselves.
